Aboria Capital And Partners Group Acquire £165 Million UK Student Housing Portfolio With 1,570 Beds

Aboria Capital has completed its first transaction with the acquisition of a five-property, 1,570-bed student housing portfolio across the U.K., establishing a sizable operating platform in one of the country’s most closely watched institutional real estate sectors.

The acquisition was completed in a joint venture involving Partners Group and represents a portfolio valued at approximately £165 million, according to the transaction material linked in Aboria’s announcement.

The properties are spread across four cities anchored by Russell Group universities and are already 98.2% leased for the 2026-27 academic year.

That occupancy provides the portfolio with an established income base as the new owners begin implementing their operating strategy.

Aboria said undertaking a portfolio of this scale as its first acquisition reflects its conviction in both the underlying markets and the investment thesis around U.K. purpose-built student accommodation.

Student housing has attracted significant institutional capital because of persistent demand from domestic and international students and constrained supply in many major university markets.

Aboria’s strategy goes beyond simply owning the properties.

The company plans to apply data and machine learning across areas including demand forecasting, dynamic pricing and property maintenance.

The objective is to make operating and capital decisions based on measurable property-level demand rather than relying solely on conventional assumptions about student housing.

That can include using demand signals to determine where renovations or other capital improvements are most likely to support rental growth.

The portfolio’s scale also provides Aboria with a larger data set across multiple properties and cities as it builds its operating model.

With 1,570 beds already substantially leased, the company can begin applying technology and operating systems to an established portfolio rather than building scale one property at a time.

The acquisition also highlights the continued involvement of large private-market investors in student accommodation.

For Aboria, partnering on a transaction of this size provides a substantial entry point into the sector and creates a platform that could potentially support additional acquisitions.
