AHS Properties Acquires Shangri-La Hotel In Dubai For About $299 Million

AHS Properties announced that it has acquired the Shangri-La Hotel in Dubai for AED 1.1 billion (about $299 million), marking one of the largest single-asset real estate transactions completed in the emirate in recent years.

The property was acquired from Mismak Asset Management and represents a major addition to AHS Properties’ growing portfolio along Sheikh Zayed Road. The transaction further strengthens the company’s long-term investment strategy centered on what it views as one of Dubai’s most strategically important corridors.

Completed in 2003, the Shangri-La Hotel is a 43-story, 200-meter tower and was among the first luxury five-star hotels established on Sheikh Zayed Road. The landmark property has become one of Dubai’s best-known hospitality destinations and remains a prominent fixture in the city’s skyline.

The acquisition complements other major developments in AHS Properties’ portfolio, including AHS Tower, a recently sold-out Grade A commercial project, and AHS City, the company’s flagship master-planned mixed-use development, which has a projected gross development value of AED 25 billion (about $6.8 billion).

Combined, the three assets represent what the company describes as a “vertical corridor play,” forming a significant portion of AHS Properties’ projected AED 50 billion (about $13.6 billion) development pipeline by the end of 2026.

According to data from the Dubai Land Department, the emirate recorded AED 252 billion (about $68.6 billion) in real estate transactions during the first quarter of 2026. Foreign investment increased 26% to AED 148.35 billion (about $40.4 billion), while the number of investors reached 48,448.

AHS Properties said the acquisition reflects its strategy of investing in structurally constrained assets with long-term value. The company added that the transaction will have no impact on the hotel’s day-to-day operations and that guests will continue to receive the same level of service and hospitality.
