AppWork has acquired Paraspot AI, a video-based AI inspection platform for multifamily, single-family, and student housing, expanding AppWork’s maintenance operations and risk management platform into computer vision-powered property inspections.
Paraspot’s technology guides residents and on-site property teams through inspections using video and voice intelligence. The system is designed to identify property damage such as cracks, stains, broken items, and missing objects while automatically documenting what it finds.
For move-out inspections, Paraspot can compare a unit’s current condition with its original move-in inspection. The system generates reports containing time-stamped photos, descriptions of identified changes, and estimated repair costs. AppWork said this documentation can help property operators substantiate security deposit charges while limiting charges to damage attributable to the resident.
Paraspot’s AI models have been trained using millions of data points collected from thousands of inspections across multifamily, single-family, and student housing properties. Some customers have used the platform to centralize inspection and security deposit processes with accounting teams, allowing on-site employees to spend more time on other operational responsibilities.
AppWork plans to rebuild Paraspot’s technology directly into its own architecture, with a release expected later in 2026. The integration will connect AI-guided inspections with existing AppWork capabilities including work orders, unit turns, compliance documentation, and its Make Ready Board.
The acquisition also expands AppWork’s capabilities as property operators face more detailed inspection documentation requirements. The company cited California’s AB 2801 as an example of regulations establishing new documentation standards around inspections.
Paraspot co-founder and CEO Yakir Saadia will continue with AppWork as Head of Computer Vision and will help integrate the technology into the broader platform. Paraspot co-founder and COO Nathan Herz supported the transition of the company, its customers, and its technology following the acquisition.
Founded in 2015 and headquartered in Ramsey, New Jersey, AppWork provides maintenance operations and risk management software for multifamily property operators. Its platform includes work order management, unit turns, inspections, compliance tools, AI-powered AppWork Intelligence, and daily operational reporting.
KEY QUOTES:
“We believe visual intelligence is going to be central to how multifamily operates moving forward, not just for inspections, but for due diligence, security, inventory management, asset tracking, vendor work verification, and even marketing. When I first saw Paraspot, I thought it was a gimmick, that AI wasn’t advanced enough to trust with something like this. I was wrong, and this acquisition is us betting on how far that trust can go.”
Sean Landsberg, CEO Of AppWork
“For the last five years we’ve been pushing what’s possible, building the technology that helped define what AI-powered property inspections can be. Joining AppWork means that work can now become part of a broader platform property teams already rely on every day.”
Yakir Saadia, Co-Founder And CEO Of Paraspot AI
“Building Paraspot from an idea into a technology used across thousands of properties in the U.S. and Europe has been an incredible journey, We saw early that advances in computer vision and AI could fundamentally change how physical assets are inspected and managed, and we built a product and business around that conviction. I’m proud of the company we built, the customers and partners who believed in us, and the outcome we achieved. With the transition now complete, I’m excited to take everything I’ve learned building, scaling, and ultimately selling Paraspot into what comes next.”
Nathan Herz, Co-Founder And COO Of Paraspot AI
