Ascendant Capital Partners Buys Eight-Hotel Beachfront Portfolio In Virginia Beach And Outer Banks

Ascendant Capital Partners has acquired an eight‑hotel portfolio from Coastal Hospitality Associates, adding 965 predominantly beachfront rooms across six properties in Virginia Beach, Virginia, and two in North Carolina’s Outer Banks. The deal fits Ascendant’s focus on institutional‑quality hospitality assets in durable, leisure‑driven destinations and gives the firm a concentrated set of oceanfront hotels with strong demand from tourism, government, military, and corporate guests.

The portfolio was assembled over decades by the late Thomas J. Lyons Jr., founder of Coastal Hospitality, who helped transform the Virginia Beach oceanfront into a nationally recognized destination. It comprises well‑maintained select‑service hotels under major flags, including SpringHill Suites, Residence Inn, Fairfield Inn & Suites, and multiple Holiday Inn and Holiday Inn Express properties, with five of the eight extensively renovated since 2022. Seven hotels are directly on the beach, most with ocean‑view rooms and balconies, while one is a centrally located town center hotel.

Ascendant plans targeted capital and operational enhancements, focusing on guest‑facing improvements to strengthen performance and the guest experience. Schulte Hospitality Group, a large, experienced hotel operator with more than 250 properties under management, will take over day‑to‑day operations, bringing data‑driven commercial strategies and performance discipline to the assets.

The acquisition underscores Ascendant’s differentiated hospitality strategy: concentrating on high‑quality assets in supply‑constrained, resilient markets and partnering with established operators to drive long‑term value. CBRE Hotels advised Coastal Hospitality on the sale, and CBRE’s Debt & Structured Finance team served as financing advisor to Ascendant.
