Bain Capital And Evergreen Medical Properties: Acquire Six-Asset Medical Outpatient Portfolio In Atlanta

By Amit Chowdhry • Today at 12:15 PM

Bain Capital and Evergreen Medical Properties announced the acquisition of a portfolio of six medical outpatient buildings totaling approximately 665,000 square feet in the Atlanta metropolitan area.

The privately negotiated, off-market transaction expands the firms’ joint strategy of acquiring, renovating, and operating mission-critical healthcare real estate assets. The Class-A portfolio is 93% leased and anchored by Northside Hospital, a leading regional health system with a broad network of hospitals and outpatient facilities.

The properties are located in high-demand submarkets, including “Pill Hill” and Alpharetta, and are supported by a diverse tenant base across multiple medical specialties and high-acuity services. The acquisition builds on the partnership’s prior investments in the Atlanta region, including a recent two-asset portfolio in Lawrenceville also anchored by Northside Hospital.

Bain Capital and Evergreen are continuing to scale a national portfolio of institutional-quality medical outpatient facilities, which currently totals approximately 2 million square feet, with plans for further expansion in select U.S. markets.

The transaction reflects ongoing investor interest in healthcare real estate, particularly outpatient facilities that benefit from strong demand fundamentals, demographic trends, and the shift toward decentralized care delivery.

Realty Trust Group served as advisor to Northside Hospital on the transaction.
