Blue Owl Closes European Net Lease Fund With €1.6 Billion In Commitments

Blue Owl Capital has closed its inaugural European net lease fund with €1.6 billion in total capital commitments, exceeding both its original €1 billion target and previous €1.5 billion hard cap.

Blue Owl Real Estate European Net Lease Fund is focused on acquiring single-tenant net leased real estate and infrastructure that is mission-critical to investment-grade corporate tenants.

The strategy targets opportunities across industrial and logistics properties, data centers, essential retail, healthcare, life sciences, cold storage, and corporate headquarters throughout the U.K. and continental Europe.

Blue Owl sees Europe as a large but relatively underserved institutional sale-leaseback market. Under sale-leaseback transactions, corporations monetize owned real estate while continuing to occupy the properties under long-term leases, potentially freeing capital for other business investments.

The fund has already assembled a near-term investment pipeline diversified by sector and geography.

Investors include public and private pension funds, insurance companies, sovereign wealth funds, asset managers, endowments, foundations, and family offices across the U.S., Europe, Asia-Pacific, and the Middle East.

Blue Owl manages approximately $319 billion across Credit, Real Assets, and GP Strategic Capital. Its Real Assets platform raised $8.48 billion during 2026 through June 30 for investment across North America and Europe.
