Breezy: $10 Million Pre-Seed Funding Raised For AI Operating System For Residential Real Estate

Breezy has officially launched what it calls the world’s first independent AI operating system built specifically for residential real estate professionals, positioning the platform as a productivity layer for an industry the company sizes at $500 billion in services. To fund product development and its initial rollout, Breezy raised an oversubscribed $10 million preseed round led by Ribbit Capital, with participation from Fifth Wall, DST Global, Liquid 2 Ventures, Eyal Ofer’s O.G. Venture Partners, Fidji Simo, and David Marcus, among others. The company says the new capital will support expansion of engineering and design teams, deeper investment in data and security, and go-to-market readiness for brokerage-wide deployments.

The Los Angeles-based startup was founded in early 2024 by top-producing agent James Harris, alongside Afterpay co-founders Nick Molnar and Anthony Eisen, with the stated goal of consolidating agent workflows into a single AI-powered workspace to reduce administrative load and accelerate client-facing output.

Breezy is designed around agent-specific tasks that are typically spread across multiple tools, including creating branded comparable market analyses, capturing and organizing client conversations, automatically updating pipelines, and supporting lead nurturing. The company argues that most real estate software remains fragmented and that many agents still rely on notes and spreadsheets to manage complex pipelines, even as consumers increasingly adopt AI-assisted home search behavior.

A centerpiece of the launch is Underbuilt, a proprietary data product Breezy describes as a way to reveal “true building potential” for residential properties. The feature is intended to help agents identify development or expansion opportunities that may not be obvious in standard listings, turning zoning and buildability insights into a differentiator during client conversations. Breezy says Underbuilt was incubated within Harris’s brokerage practice and refined through ongoing use with a community of more than 200 agents who provided real-time feedback during product development.

Breezy is opening an exclusive waitlist now, with a broader U.S. launch targeted for the first half of 2026. The company also signals early intent to expand internationally, citing near-term opportunities in Canada, the United Kingdom, Australia, and Dubai.
