Brennan Investment Group Acquires 140,000-Square-Foot Dayton Industrial Facility

Brennan Investment Group has acquired a 140,000-square-foot industrial facility in Dayton, Ohio, expanding its portfolio across the Midwest.

The property is located at 3303 West Tech Road within the Springboro South industrial submarket near Interstate 75 and the Austin Landing interchange.

The location connects the facility to an industrial and commercial corridor serving both Dayton and Greater Cincinnati.

Built in 2000, the precast industrial building sits on approximately 12 acres.

The property includes 2,500-amp electrical service, two access points, and 125 parking spaces. The site also provides flexibility for future trailer parking.

The facility is fully leased under a long-term net lease to Killer Brownie, an Ohio-based premium dessert manufacturer.

Founded in 1982, Killer Brownie has expanded from a local bakery brand into a national business with products available at more than 15,000 retail locations.

Brennan said the long-term lease provides recurring income while the property’s location and industrial specifications support its residual value.

The acquisition advances Brennan’s strategy of purchasing functional industrial properties within major logistics and manufacturing corridors.

Since 2010, Brennan Investment Group has acquired or developed approximately $6.5 billion of industrial real estate across 30 states.

The company’s portfolio includes approximately 58 million square feet, and its management team has invested in more than 5,000 properties across over 60 cities.
