Bridge Investment Group announced the successful completion of fundraising for Bridge Logistics Value Fund II (BLV II), securing nearly $1.4 billion in equity commitments across the fund and related parallel vehicles. The fundraising total exceeded the fund’s original $1 billion target, reflecting strong investor demand for logistics and industrial real estate opportunities.

BLV II focuses on acquiring and repositioning high-quality logistics properties in supply-constrained U.S. infill markets and major global gateway locations. The strategy is centered on sourcing off-market and selectively marketed opportunities, maintaining disciplined acquisition pricing, and creating value through leasing initiatives, active asset management, and targeted capital improvements.

The fund is designed to benefit from long-term trends supporting industrial real estate, including supply chain modernization, continued growth in e-commerce, and rising tenant demand for modern distribution facilities near key population centers and transportation networks.

According to Bridge, the strategy seeks to identify well-positioned assets in markets with strong long-term demand fundamentals while leveraging local market expertise and operational capabilities to enhance property performance across different market environments.
