Carmel Partners: $1.35 Billion Raised For Multifamily Real Estate Fund 9

Carmel Partners announced the final close of its ninth investment fund, securing $1.35 billion for its latest U.S. multifamily real estate vehicle. The fund, Carmel Partners Investment Fund 9, has already begun deploying capital, with nine operating assets acquired to date.

The fund attracted a diverse group of investors, including U.S. and international pension funds, endowments, foundations, select family offices, and high-net-worth managers. Since launching its fund series in 2003, Carmel Partners has raised more than $8.5 billion in total capital.

Fund 9 is focused on multifamily investments across supply-constrained, high barrier-to-entry markets in the United States. Target regions include Northern and Southern California, Boston, Denver, Hawaii, New York, Seattle, and Washington, D.C. The firm maintains flexibility to invest across operating assets, development projects, and opportunistic debt opportunities.

Carmel Partners operates a vertically integrated platform supported by a dedicated data science and research team, which provides proprietary rent growth forecasts to guide investment decisions. The firm aims to generate strong risk-adjusted returns by targeting markets with limited supply and strong demand fundamentals.

At the time of closing, Fund 9 had already secured $477 million in committed equity and established a seeded portfolio, positioning it to capitalize on what the firm views as one of the most attractive multifamily investment environments in decades.

Founded in 1996, Carmel Partners specializes in U.S. multifamily real estate investment management, including renovation, development, and debt strategies. The firm has been involved in more than 57,000 apartment units, representing an estimated gross value of $23.7 billion, and has completed 22 debt investments.
