Clarion Partners Real Estate Income Fund announced the acquisition of Vitality Living Franklin, a 126-room senior living community located in Franklin, Tennessee, a fast-growing suburb just outside Nashville. The property, which is 99.2% leased as of January 2026, adds to the fund’s growing healthcare and senior housing portfolio.
The community was originally built in 2014 and underwent renovations in 2023. It provides both assisted living and memory care services and is situated roughly three miles from Williamson Medical Center. Residents also have access to nearby retail, restaurants, houses of worship, grocery stores, and outdoor amenities such as parks, golf courses, and greenway trails. The property is pet friendly and designed to support a vibrant residential community for seniors.
Vitality Living, a Nashville-based senior living operator with more than 35 communities across the Southeastern United States and Texas, will continue to operate the property. The company has been responsible for the asset’s operational performance and occupancy and will maintain day-to-day management under the new ownership structure.
Clarion Partners said the investment reflects its strategy of focusing on healthcare real estate assets supported by strong demographic trends and long-term income visibility. Senior housing remains a high-conviction sector for the firm due to aging population dynamics and the mission-critical nature of care facilities.
