Clover Capital Partners: 374-Unit Creekstone And Gable Point Portfolio Acquired In East Dallas

Clover Capital Partners announced the acquisition of the Creekstone and Gable Point multifamily portfolio, totaling 374 units, located in East Dallas. The transaction marks the Dallas-based real estate firm’s latest expansion as it continues investing in income-producing residential assets across Texas.

Situated near the Dallas Athletic Club, the two-property portfolio includes a mix of one- and two-bedroom apartment homes, providing Clover with a value-add investment opportunity. The assets were originally developed and owned by the Pardue family beginning in the 1980s.

According to Clover, the acquisition was completed at a basis significantly below both current replacement cost and prevailing market pricing, creating a foundation for long-term value creation through operational improvements and strategic capital investments.

Creekstone and Gable Point benefit from proximity to major employment hubs, established retail corridors, and outdoor recreation amenities throughout East Dallas. The properties also offer convenient access to major transportation routes and neighborhood retail destinations, positioning them in a submarket that continues to see strong demand for workforce housing.

Clover believes the broader Dallas–Fort Worth metroplex remains one of the strongest growth markets in the United States, driven by sustained job creation, population growth, and ongoing demand for housing.

Institutional Property Advisors supported the transaction process, while legal counsel for the deal was provided by Platt Richmond. Clover also acknowledged its investor partners for their support of the acquisition.
