CoStar Buying Zonda In $800 Million Deal

CoStar Group announced it has entered into a definitive agreement to acquire Zonda, a leading provider of new home construction data, homebuilder software, and residential real estate marketplaces, for $800 million in cash.

The acquisition expands CoStar Group’s reach into the homebuilding industry, adding one of the sector’s leading B2B information and analytics platforms along with consumer-facing marketplaces NewHomeSource and Livabl. The deal is expected to strengthen CoStar Group’s presence across residential real estate, lending, development, and analytics while creating new cross-selling opportunities throughout its portfolio.

Zonda serves more than 3,000 customers across the homebuilding ecosystem, including major builders, developers, suppliers, and lenders throughout North America. Its platform provides solutions for land acquisition, development planning, construction forecasting, community marketing, workflow management, and new home marketplace services.

At the center of Zonda’s offering is a proprietary lot-level database that tracks new home communities, land development activity, construction status, home sales, and builder operations. The company’s software and data products are integrated into customer workflows and support underwriting, land strategy, forecasting, development planning, capital allocation, and sales operations.

The acquisition also brings Zonda’s consumer marketplaces, NewHomeSource and Livabl, into CoStar Group’s portfolio. These platforms focus exclusively on newly built homes and provide prospective buyers with access to listings that include floor plans, virtual tours, pricing information, incentives, and community details. The marketplaces also provide builders with targeted marketing and lead-generation capabilities.

According to U.S. Census data cited by the company, annual new residential construction activity in the United States approaches $1 trillion, representing a significant market opportunity for CoStar Group.

The transaction will also combine Zonda’s Envision visualization and digital merchandising technology with Matterport’s spatial data platform, creating enhanced digital experiences for homebuilders and consumers and improving the online marketing and discovery of new construction homes.

CoStar Group expects the acquisition to be accretive to adjusted earnings per share during the first full year of ownership. The transaction is anticipated to close during the second half of 2026, subject to customary closing conditions and regulatory approvals.
