Dwight Capital And Affiliates Close $735 Million In Senior Housing Financings During Q2 2026

Dwight Capital, Dwight Mortgage Trust and Dwight Healthcare Funding completed more than $735 million in senior housing financings during the second quarter of 2026.

The transactions included U.S. Department of Housing and Urban Development-insured loans, bridge financing and revolving lines of credit across 13 states. The financings supported skilled nursing facilities, assisted living properties and continuing care retirement communities.

Among the quarter’s largest transactions, Dwight Mortgage Trust provided a $109.2 million bridge refinancing for a 1,119-bed Michigan portfolio consisting of two continuing care retirement communities and three skilled nursing facilities. The transaction also included a $35 million revolving credit facility.

Dwight Mortgage Trust also closed a $60 million bridge loan for the acquisition of a 160-bed skilled nursing facility in New York and a $50 million bridge refinancing for a 250-bed skilled nursing facility in Maryland.

In Colorado, the company completed a $36.4 million bridge acquisition financing for a 273-bed portfolio containing a skilled nursing facility and a continuing care retirement community.

Another transaction4 million bridge acquisition financing for a included a $29.3 million bridge acquisition loan for five Massachusetts skilled nursing facilities totaling 436 beds. Dwight Healthcare Funding provided an additional $12 million revolving line of credit in connection with that portfolio.

Dwight Mortgage Trust also closed a $38.6 million bridge loan for Eminent Care. The financing covered four skilled nursing and assisted living properties totaling 487 beds across New York, Ohio and Pennsylvania.

The loan refinanced Highland Park Rehabilitation and Nursing Center, an 80-bed facility in Wellsville, New York. It also financed Eminent Care’s acquisition of Harmony Healthcare Nursing & Rehabilitation in Xenia, Ohio; Aristos Healthcare and Nursing Center in Cleveland; and Corner View Nursing and Rehabilitation Center in Pittsburgh.

Dwight Healthcare Funding provided Eminent Care with an $8 million working capital line to support ongoing operations across the acquired portfolio.

Dwight Capital’s HUD activity included $76.1 million across five loans for a 756-bed skilled nursing portfolio in Arkansas. The company also closed four HUD loans totaling $48 million for a 266-bed portfolio in the southeastern United States and another four loans totaling $41.9 million for 395 beds in Arkansas.

Additional HUD-insured transactions included a $24.6 million loan for a 203-bed Illinois skilled nursing facility and a $20.6 million loan for a 140-bed facility in North Carolina.

Dwight Capital also completed separate $34.6 million and $24.2 million HUD refinancing loans for two Florida skilled nursing facilities. The properties were the 180-bed Palatka Center for Rehabilitation and Healing and the 120-bed Lake Bennet Center for Rehabilitation and Healing.

HUD 232/223(f) loans are federally insured financings commonly used to acquire or refinance qualifying healthcare properties. Bridge loans provide shorter-term capital that can support acquisitions, renovations or operations before borrowers transition to longer-term financing.

Dwight Capital and its affiliates service a combined commercial real estate loan portfolio of approximately $17 billion.
