Dubai-based alternative investment firm EIGHTClouds has launched the EIGHTClouds Real Estate Investment Fund, an open-ended vehicle targeting more than $300 million in committed capital and over $600 million in gross asset value during its first decade. The fund is structured to deliver predictable income and long-term capital appreciation through a diversified portfolio of high-yield, income-generating residential assets across Dubai and the wider United Arab Emirates.
The strategy is anchored in disciplined acquisitions across high-yield communities with proven liquidity and sustained tenant demand. Investors will receive quarterly dividends equal to 100% of free cash flow, along with exposure to long-term capital gains.
The fund will focus on the UAE’s most resilient residential segments, combining long-term rental assets targeting yields of 9% or more in established, high-demand communities, and short-term premium units targeting yields above 18%. It is built around a 1,000-unit scale strategy designed to diversify risk across more than 15 demand corridors. Value creation will be driven through active management, financial structuring, and asset optimisation.
Dubai enters 2026 supported by 4.9% GDP growth and 5.4% population expansion, alongside long-term structural initiatives such as the Dubai 2040 Urban Master Plan, which is reshaping growth corridors and reinforcing the city’s positioning as a global investment hub.
The fund offers quarterly dividend distributions, 80% of realised capital gains, an annual redemption window each January, a minimum investment of $50,000, and an open-ended structure with mark-to-market valuation.
