Federal Realty Investment Trust: $72.3 Million Acquisition Of Congressional North Shopping Center In Maryland

Federal Realty Investment Trust announced it has acquired the Congressional North Shopping Center in Montgomery County, Maryland, for $72.3 million, expanding its footprint along one of the Washington, D.C. region’s most prominent retail corridors.

The grocery-anchored property spans approximately 176,000 square feet of retail space across 13 acres and is located adjacent to Federal Realty’s existing Congressional Plaza. Key tenants at the center include Aldi, RH Outlet, Petco, and Staples.

The acquisition strengthens Federal Realty’s presence along Rockville Pike (Route 355), a major commercial corridor in the Washington, D.C. metro area. The company already owns several major retail assets in the surrounding submarket, including Congressional Plaza, Federal Plaza, Montrose Crossing, and Pike & Rose. These properties are situated in a dense and affluent area known for strong retail performance.

By adding Congressional North, Federal Realty increases its control over a critical stretch of retail real estate from Bethesda through Rockville, enhancing its ability to shape tenant mix and merchandising strategies across the corridor.

Founded in 1962, Federal Realty focuses on owning, operating, and redeveloping high-quality retail and mixed-use properties in major coastal markets. As of the end of 2025, the company’s portfolio includes 104 properties with approximately 3,700 tenants across 28.8 million commercial square feet, along with about 2,700 residential units. The company is also notable for having increased its quarterly dividend for 58 consecutive years, the longest record in the REIT industry.
