The transaction aligns with the Chicago-based investment platform’s strategy of acquiring high-quality senior housing communities and partnering with established operators in demographically favorable markets.
MorningStar of Parker is a 191-unit community offering a full continuum of senior care services. The campus features multiple dining venues, fitness and therapy areas, landscaped courtyards, and a range of social and wellness spaces designed to support resident engagement and well-being. The property is also located near retail destinations and healthcare providers, with convenient regional access that helps support both residents and visiting family members.
Originally developed by MorningStar Senior Living, the community opened its first building in 2012 and expanded twice in the following years, in 2014 and 2016. The property has maintained near-full occupancy, reflecting strong demand and operational performance. Health Wave Partners noted that the acquisition builds on its strategy of targeting high-quality, institutionally operated assets and working alongside experienced operating partners.
