Internet of Team (IofTeam) announced a strategic public-private partnership with the University of Nebraska–Lincoln’s Peter Kiewit Institute (PKI) to accelerate the commercialization of next-generation smart HVAC technology developed by Dr. Haorong Li and his research team.
The deal centers on a novel method for detecting refrigerant charge levels in variable refrigerant volume (VRF) systems, which is technology disclosed in a UNL provisional patent. IofTeam will integrate the algorithm into its cloud HVAC platform, DigiMEP, enhancing predictive maintenance, energy optimization, and standardized diagnostics for technicians at scale.
With the HVAC industry shifting to next-generation refrigerants under new EPA rules, accurate leak detection has become a mission-critical need. Even small leaks can cause long-term energy waste, performance declines, and environmental impact. According to the announcement, the Li team’s innovation brings “field-ready accuracy” for technicians managing VRF systems across large portfolios.
DigiMEP converts field measurements into verified mechanical data and is used by service companies to improve consistency across sites. Embedding Li’s algorithm expands DigiMEP’s capabilities in equipment optimization, measurement verification, and technician enablement — reducing diagnostic variance across large building fleets.
Under the agreement, IofTeam will fund the full patent refiling and prosecution process, while Dr. Li’s team provides continuing technical expertise. The partnership also includes joint research on universal AI models for building energy systems, with the goal of securing additional industrial and federal funding.
The 15-month project began November 1, 2025, overseen by a joint steering committee. Both organizations will also explore new IP opportunities while ensuring PKI’s foundational contributions are captured through co-inventorship and licensing.
