IPA Capital Markets arranged $50 million in financing for an 18-property industrial portfolio located across Texas, Oklahoma, and Georgia.

Frank Montalto, Managing Director, and Ethan Splan, Director, arranged the financing on behalf of the borrower.

The non-recourse loan carries a five-year term and was structured at a 70% loan-to-value ratio.

The financing carries a 6.75% interest rate, with interest-only payments for the full five-year term.

The structure provides the sponsor with long-term financing while preserving cash flow through the interest-only payment schedule.

The transaction also reflects continued lender interest in diversified industrial portfolios across growth-oriented markets in the Southern U.S.
