Industrial Realty Group, in collaboration with PREP Funds and CG Real Estate Capital, successfully executed a sale-leaseback transaction with Anchor Manufacturing, encompassing a three-property industrial portfolio totaling 339,449 square feet on 18.44 acres in Cleveland, Ohio.
Under the terms of the deal, Anchor Manufacturing entered into a long-term master lease agreement that allows the company to continue operating from the properties, including its headquarters and manufacturing facilities.
The industrial portfolio comprises several key facilities: the main headquarters and stamping site, Anchor Metal Processing, which occupies 153,814 square feet; the Anchor Tool & Die stamping and fabrication facility, covering 159,459 square feet; and finally, the 26,176-square-foot Anchor Die Technologies facility dedicated to metal processing.
This strategic transaction is structured to enable Anchor Manufacturing to leverage its real estate assets, providing an opportunity to monetize its properties while maintaining its operational footprint. It will also allow the company to redeploy capital into its core business initiatives, improving operational efficiency and competitiveness.
