JIOS has secured a $277 million loan from affiliates of Apollo Global Management for a 37-property industrial outdoor storage portfolio spanning 23 markets.
The financing adds to a substantial year of capital formation for the Jadian Capital-owned platform. JIOS has now secured more than $800 million of debt financing during 2026 to support the expansion of its national portfolio.
The financed portfolio is concentrated in infill locations near major logistics hubs and dense population centers.
Its tenant base spans equipment rental, building materials, logistics and home services, providing exposure to several industries that rely on strategically located outdoor storage and operating sites.
JIOS focuses on flexible, low-coverage properties in dense, supply-constrained infill markets where industrial users can face limited availability of suitable land.
The platform targets locations with multiple sources of demand and underlying land value that can support long-term investment performance.
With backing from Jadian, JIOS now owns or controls more than 225 assets representing approximately $2.2 billion of value across more than 30 markets, making it one of the largest national industrial outdoor storage portfolios.
The Apollo financing adds another major institutional lender to the platform’s capital provider network while demonstrating growing institutional interest in industrial outdoor storage as a distinct real estate category.
Jadian Capital was founded in 2017 and invests across alternative real estate and asset-intensive businesses. The firm manages approximately $3.6 billion in assets and operates from Stamford, Connecticut, and New York.
For JIOS, the new $277 million facility provides additional financing capacity as it continues assembling a national portfolio in markets where infill land availability and proximity to logistics infrastructure can make suitable outdoor storage sites difficult to replace.
