Matterhorn Venture Partners Acquires Romeoville Industrial Property To Bolster Chicago Market Presence

Matterhorn Venture Partners has announced the acquisition of a 16,500-square-foot small-bay industrial property located at 805 Forestwood Drive in Romeoville, Illinois, a key hub within the I-55 Corridor of the Chicago metropolitan area.

The single-building property was acquired through a limited marketing process and presents a value-add opportunity, featuring one vacant suite and renting at approximately 30 percent below current market rates. Originally constructed in 1998, the facility features four suites with both dock-high and drive-in loading capabilities, functional clear heights, and convenient access to major interstates, including I-55 and I-355.

Romeoville continues to serve as one of Chicago’s strongest industrial submarkets, with vacancy rates for facilities ranging from 10,000 to 50,000 square feet hovering near 2 percent. This tight market reflects limited new construction and persistent tenant demand. Following the acquisition, Matterhorn Venture Partners plans a series of targeted improvements, including deferred maintenance, interior refreshes, and a focused leasing strategy to achieve market-rate rents.

The acquisition represents the firm’s tenth transaction overall and its third in the Chicago metropolitan statistical area, reinforcing Matterhorn Venture Partners’ long-term commitment to aggregating high-quality industrial properties across core infill logistics corridors throughout the Midwest.
