Milhaus And SRG Residential Complete Merger And Acquires Broadshore Capital To Build $2.5 Billion Multifamily Platform

Milhaus, an Indianapolis-based multifamily developer, owner, and operator, has completed a merger with SRG Residential and separately announced an agreement to acquire Broadshore Capital Partners, an institutional investment management and lending firm. The two transactions together form a vertically integrated national multifamily platform with a $2.5 billion development pipeline, more than 50,000 apartment homes under third-party management, and approximately 1,400 employees operating across more than 20 U.S. markets. Financial terms of either transaction were not disclosed. The Broadshore acquisition is expected to close in late summer 2026.

SRG Residential is a Newport Beach, California-based subsidiary of Sares Regis Group with more than 30 years of operating history in western U.S. multifamily markets. The merger transfers SRG’s residential development, construction, and property management operations to Milhaus — adding more than 190 properties and 46,000 units to the combined third-party management portfolio — while excluding other Sares Regis business lines. SRG’s leadership transitions into Milhaus alongside the business: Chris Payne, former CEO of SRG Residential, joins as Chief Development Officer and shareholder, and Jeff Bailey, SRG’s President of Property Management, will continue leading the combined property management group. The combined company plans to break ground on eight development projects in 2026, totaling more than 2,000 new units, with expanded development and construction resources in Southern California, Denver, and Phoenix.

Broadshore Capital Partners brings a 35-year track record in multifamily equity and debt investment strategies and manages approximately $1 billion in assets as an SEC-registered investment adviser. Its client base includes large pension funds, insurance companies, and international institutional investors. The addition of Broadshore extends Milhaus beyond its core development, construction, and property management capabilities into institutional investment management and lending — allowing the combined platform to offer partners direct access to acquisition and debt investment strategies alongside an integrated operating infrastructure. Upon closing, Broadshore CEO Brad Howe will become Chief Investment Officer of Milhaus and a shareholder, joined by Broadshore principals Russell Munn and James Pomeranz.

The combined platform will maintain corporate offices in Indianapolis, Newport Beach, Los Angeles, New York, Orlando, and Phoenix. The Milhaus-SRG-Broadshore combination follows Milhaus’ late 2025 acquisition of Contravest, a third-party property management provider in Orlando, reflecting a deliberate consolidation strategy across development, operations, and capital markets functions.
