Outbound Hotels Expands Barings Partnership And Plans Park City Opening For Early 2027

Outbound Hotels announced it will open Outbound Park City in early 2027, adding a new Utah outpost to its outdoor-focused lodging portfolio through a full repositioning of an existing property in one of the country’s best-known four-season mountain destinations.

The project marks the fourth collaboration between Waterton, Outbound’s parent company, and global asset manager Barings, alongside an expanded investment partnership between the two firms. Previous Barings-Waterton deals in the portfolio include The Virginian Lodge in Jackson Hole and Outbound Stowe in Vermont, as well as the planned Outbound Sedona, which is slated to open in the second quarter of 2026.

Set on a 4.5-acre site, Outbound Park City is being reimagined as a “basecamp” concept designed around year-round access to skiing, hiking, biking, and other Wasatch Mountain recreation. The renovated layout will be organized around two large courtyards: one positioned as a quieter interior retreat featuring a new pool and hot tub, cabanas, loungers, fire features, and landscaping, and a second designed as a social après setting with communal seating, fire pits, outdoor games, and space for live music and small events.

Plans call for 182 refreshed guestrooms, updated public spaces, and more than 11,000 square feet of meeting and prefunction space. The design direction is being led by The Gettys Group, with the look drawing from high-alpine influences and incorporating natural textures, layered warmth, and guestroom layouts intended to be “gear-ready,” including built-in storage.

Food-and-beverage concepts are expected to include a retro diner, a speakeasy-style bar, and flexible indoor-outdoor gathering areas aimed at après and warm-weather social use. The company said additional details on culinary partners and on-site experiences will be shared as development progresses.

Outbound also tied the Park City announcement to its broader 2026 expansion plans across outdoor destinations, including Outbound Sedona and Outbound Yosemite. The company said Outbound Sedona will begin welcoming transient guests on May 1, with group guests beginning June 1, while Outbound Yosemite is expected to open for transient stays on June 1 and group stays on July 1, with bookings available for both. Outbound’s portfolio growth is supported by its operating partnership with CoralTree Hospitality, which provides back-of-house systems and regional sales infrastructure across the brand.

Waterton, founded in 1995, is a real estate investment and property management company focused on U.S. multifamily and hospitality assets, and reported approximately $9.5 billion in real estate assets as of June 30, 2025. Barings, a subsidiary of MassMutual, said it manages more than $470 billion in assets as of Sept. 30, 2025, investing across public and private markets, including real assets and capital solutions.
