Peachtree Group announced the origination of $56.4 million in Commercial Property Assessed Clean Energy financing for the recapitalization and redevelopment of The CTR, the former CNN Center in downtown Atlanta.

The financing supports the transformation of the approximately 1 million-square-foot mixed-use destination.

The CTR is one of the largest urban redevelopment and repositioning projects currently underway in Atlanta.

The redevelopment includes the revitalization of the property’s retail atrium, installation of large-scale digital media displays, modernization of building systems, and preparation of office space for future tenants.

C-PACE financing is being used to fund eligible improvements, including HVAC systems, glazing, lighting, plumbing infrastructure, LED media displays, and related project costs.

The CTR is located in Atlanta’s Sports and Entertainment District.

The property is directly connected to State Farm Arena, MARTA, and the Omni Hotel, and sits near Mercedes-Benz Stadium, Centennial Olympic Park, the Georgia World Congress Center, Georgia Aquarium, and the Centennial Yards district.

The redevelopment is being led by CP Group.

Peachtree said the transaction highlights the growing role of C-PACE financing in urban redevelopment projects.

Originally created to fund energy-efficient building improvements, C-PACE has increasingly become a financing tool for property owners seeking long-term, fixed-rate capital.

The structure can help reduce the amount of equity or higher-cost financing needed for major redevelopment projects.

Peachtree said the financing reflects its commitment to supporting the transformation of prominent commercial real estate assets in the Atlanta region.

The firm also noted that Atlanta continues to attract investment, population growth, and corporate expansion, creating opportunities to reimagine major properties across the city.

Peachtree Group is a vertically integrated investment management firm focused on opportunities in dislocated markets, anchored by commercial real estate.

The company manages capital across acquisitions, development, and lending, supported by services focused on protecting, supporting, and growing its investments.

KEY QUOTES:

“This financing demonstrates how C-PACE has evolved into a powerful capital solution for large-scale redevelopment projects that are remaking cities and repositioning landmark assets for the future. We are proud to provide financing that supports the property’s next chapter and contributes to the continued revitalization of downtown Atlanta.”

“Redevelopments of this scale require creative capital solutions. C-PACE is proving to be an effective tool for helping sponsors modernize properties, bridge capital gaps and position assets for long-term success.”

“Atlanta continues to attract investment, population growth and corporate expansion, creating opportunities to reimagine many of the city’s most important properties. “Today’s commercial real estate market doesn’t need more opinions. It needs more solutions. Higher-for-longer interest rates, tighter liquidity and a wave of upcoming debt maturities have fundamentally changed the market. Success today requires more than capital. It requires experience across origination, underwriting, servicing and asset management. That’s where Peachtree’s integrated platform is built to deliver solutions for borrowers, investors and partners.”
