Reclamation Partners, working in partnership with Fox Capital Partners, has acquired a 74,300-square-foot light-industrial building at 660 Bodwell Street in Avon, Massachusetts, adding a value-add logistics property in Boston’s infill Route-128 South industrial corridor.
The single-tenant facility sits on 4.9 acres and was secured through an off-market transaction, according to the buyer. As part of the acquisition, Reclamation entered into a six-month sale-leaseback with the prior owner, providing near-term occupancy while the new ownership team finalizes plans for a post-lease repositioning.
Following the lease’s expiration, Reclamation plans to launch a capital improvement program to deliver what it describes as a clean, modernized, and highly functional logistics asset tailored to contemporary user requirements. The renovation scope is expected to include refreshed office interiors, a white-box treatment of the warehouse space, and upgrades to HVAC, electrical systems, and other building components to support move-in-ready occupancy.
The Avon property is located in a densely populated infill area where industrial real estate is typically constrained by limited land availability and older building stock. Reclamation said the strategy for this acquisition aligns with its broader playbook: targeting well-located industrial assets that can be repositioned through targeted investment to improve functionality, competitiveness, and leasing appeal.
Reclamation’s managing partners framed the deal as both a continuation of the firm’s value-add approach and a milestone in its regional expansion strategy. The firm said it is building a Greater Boston portfolio and expects the upgraded asset to be brought to market in summer 2026.
