Regal Ventures, Snowball, And Devli Acquire 29.7-Acre Windsor Industrial Property

A joint venture of Regal Ventures, Snowball Developments and Devli Real Estate has acquired a 186,603-square-foot industrial property on approximately 29.7 acres at 600 Day Hill Road in Windsor, Connecticut. The sale price and seller were not disclosed.

The property is fully leased to the Spencer division of Howden USA Companies, a wholly owned subsidiary of Chart Industries.

Historically known as Spencer Turbine Company, the tenant manufactures heavy-duty engineered air and gas handling equipment.

Spencer has occupied the property since the mid-1970s and holds a lease running through November 2034.

Built in 1975, the rear-load facility has received substantial infrastructure improvements from the tenant to support specialized manufacturing and testing operations.

The property sits near the intersection of Marshall Phelps and Day Hill Road and is located close to Bradley International Airport.

The buyers view the low site coverage and approximately 30-acre parcel as providing longer-term potential while the existing lease generates cash flow.

The transaction represents Regal Ventures’ third industrial acquisition since May 2026.

Snowball Developments said the acquisition is its second in Windsor and its 15th transaction in the Connecticut industrial market.
