Rising Tide has closed an undisclosed seed financing led by Left Lane Capital to expand its network of independently owned residential property management companies.
Left Lane incubated Rising Tide alongside founder and CEO Blake Mohseni based on the firms’ view that property management represents a large, fragmented market where artificial intelligence can automate administrative work without eliminating local operating relationships.
Rising Tide is building what it describes as a federation of independent property management businesses.
Rather than consolidating acquired companies under one national brand, Rising Tide provides capital and shared technology while allowing participating operators to retain their local names, teams and customer relationships.
The company is targeting a property management market it estimates exceeds $100 billion and includes more than 240,000 firms.
Rising Tide believes many smaller operators lack the technology, systems and back-office infrastructure available to larger institutional platforms.
Its strategy centers on using AI to reduce administrative workloads so local operators can spend more time working directly with property owners and tenants.
The company is developing those tools through The Lab, where Rising Tide builds and tests AI applications inside operating property management companies.
The Lab is currently working with three property management firms. Rising Tide retains ownership of the technology it develops, while participating operators receive access at no cost and retain control of their business data.
Left Lane Capital was founded in 2019 and invests in high-growth internet and consumer technology companies from offices in New York and London.
