Simi Capital Buys $31 Million Miami Industrial Portfolio

Simi Capital Group, a real estate investment firm specializing in various equity and debt strategies, founded by Andrew Skydell and Jacob Diamond, has announced the acquisition of a coveted industrial portfolio in Miami, Florida, for $31 million.

The Katsikos Group handled the off-market transaction, further enhancing Simi Capital’s footprint while also reinforcing its expanding national presence.

This latest deal, located at 8505 NW 74th Street, comprises 80,000 square feet on 10.5 acres of land. Strategically based at the intersection of NW 74th Street and the recently expanded 87th Avenue, the property neighbors Blackstone’s newly developed Link Logistics industrial complex and sits just two miles west of Miami International Airport.

With visibility and immediate access to major transportation routes, the site works as a strategic hub ideal for industrial storage, logistics, maintenance, and manufacturing operations seeking to expand in this high-demand region.

The company also negotiated a restructured 10-year lease with long-term tenant Iron Container, which is committed to the property and solidifying its continued presence in the Miami market. Rene Vivo, of Vivo Real Estate, represented Iron Container in the transaction.

Miami’s industrial market has remained resilient through the first quarter of 2025, despite broader national market challenges. The region continues to exhibit strong demand, with over 750,000 square feet of net absorption, driven by key sectors such as e-commerce, food and beverage, and freight forwarding.

This deal follows Simi Capital’s recent acquisition of a 1.5-acre industrial outdoor storage site at 3500 Milam Dairy Road in Miami, continuing Simi Capital’s progress in establishing itself as a leader in niche industrial sectors nationwide.

The firm has a notable market presence in South Florida, as well as Charlotte, North Carolina; Nashville, Tennessee; Atlanta, Georgia; Columbus, Ohio; and major metropolitan areas across New York and New Jersey.
