Sixth Street Acquires Park Hyatt Beaver Creek Resort & Spa For $176 Million

Sixth Street announced that it has acquired the 193-key Park Hyatt Beaver Creek Resort & Spa for $176 million from Braemar Hotels & Resorts. The transaction was completed in partnership with Riller Capital.

Located in the heart of Beaver Creek Village, the luxury resort offers a ski-in/ski-out location with direct access to Beaver Creek Mountain and is within walking distance of the village’s restaurants, boutiques, and performing arts venues. The property serves both leisure and group travelers year-round.

The resort features 193 guest rooms and suites, multiple food and beverage outlets, a full-service spa, fitness center, heated outdoor pool and hot tubs, and approximately 50,000 square feet of meeting and event space. All guest rooms and suites underwent renovations in 2025, further strengthening the property’s position within the luxury lodging market.

According to Sixth Street, the acquisition aligns with its strategy of investing in high-quality hospitality assets with strong long-term fundamentals. The firm cited Beaver Creek’s limited potential for new lodging development, consistent demand from leisure and group travelers, and the property’s premier location and brand affiliation as key investment considerations.

Sixth Street Real Estate invests across the capital structure, including equity, preferred equity, and debt, and maintains exposure to a broad range of property sectors such as hospitality, residential, office, industrial, retail, and data centers.

Sixth Street was advised by Latham & Watkins, Brownstein Hyatt Farber Schreck, and Eastdil Secured. CBRE advised Braemar Hotels & Resorts, while financing for the acquisition was provided by Starwood Property Trust.
