Skanska Acquiring Tegelbruket 4 Site in Central Stockholm for SEK 1.3 Billion

Skanska has acquired the Tegelbruket 4 property from Region Stockholm in a transaction valued at about SEK 1.3 billion, securing a central Kungsholmen site previously occupied by St. Erik’s Eye Hospital.

The company plans to develop the area’s two blocks into a mixed-use neighborhood featuring multi-family housing, office space, street-level commercial premises, and new public green areas. Skanska said the project will include roughly 240 tenant-owned apartments across two residential blocks, both built with underground garages.

In addition to housing, Skanska will construct an office building facing Fleminggatan with approximately 6,200 square meters of space. The ground floors across the development are planned to include around 1,500 square meters of commercial premises.

Skanska also said it will preserve the existing building facing Fleminggatan—currently home to a health center and a children’s center—as well as a former 19th-century fire station. During construction, the preserved premises are expected to be used as a showroom.

The developer emphasized that the new buildings are being designed to fit into the surrounding cityscape, with planned squares and a park intended to support a more vibrant streetscape and create space for biodiversity.

Preparatory work is set to begin shortly, with construction expected to start toward the end of 2026. The neighborhood is expected to be completed no later than 2032.
