SKB And KCB Partners Acquire 214,152-Square-Foot Trellis West Campus For $30.9 Million

ScanlanKemperBard and KCB Partners have acquired Trellis West, a four-building research and development campus in Hillsboro, Oregon, for $30.9 million.

The property totals 214,152 square feet and was approximately 90% leased at the time of the acquisition.

Trellis West is located in Hillsboro’s Sunset Corridor within Oregon’s Silicon Forest, giving tenants proximity to one of the region’s largest concentrations of semiconductor and advanced technology operations.

Applied Materials and KLA anchor the campus, which has a tenant base concentrated in semiconductor and technology businesses.

The property also offers more than 5 megawatts of power and infrastructure capable of supporting research and development and other advanced technology uses.

Trellis West is less than three miles from Intel’s Ronler Acres and Hawthorn Farms campuses.

The acquisition extends SKB’s investment activity across Oregon.

Including Trellis West, SKB has acquired six assets totaling more than 1 million square feet during the past two years.

The company has focused on properties it believes can support changing employer requirements while presenting attractive investment opportunities created by dislocation in commercial real estate capital markets.

For KCB Partners, Trellis West represents its third Oregon investment during 2026.

The firms see the property’s semiconductor-oriented tenant base, infrastructure and location as supporting long-term demand and durable income characteristics.
