Spacial, an AI-based platform transforming residential engineering and permitting, announced that it has raised a $10 million seed round led by TLV Partners, with participation from Mango Capital, Re Angels, and HTV. The new funding will drive product innovation, expand sales and customer success teams, and scale adoption among architects, builders, and design professionals nationwide.
Founded in 2024, Spacial is redefining how residential construction projects are designed, engineered, and approved, automating the most time-consuming steps between plan and permit. Its platform enables architects and builders to go from concept to permit in days rather than months, supporting a growing demand for affordable housing and greater efficiency in a sector long resistant to digital transformation.
The company has achieved 300% booked revenue growth since launch and now supports more than 140 active projects across the United States. Spacial employs over 20 team members between its Palo Alto headquarters and its R&D center in Tel Aviv.
Residential construction remains one of the most manual and fragmented industries in the U.S. The traditional permitting process can take up to 27 weeks and cost an average of $30,000 per project. Spacial’s AI-driven approach automates much of this process by converting 2D architectural drawings into 3D, code-compliant structural and MEP (Mechanical, Electrical, and Plumbing) plans, integrating features such as design conflict detection, local code validation, and engineering approval workflows.
By pairing advanced automation with human engineering oversight, Spacial reduces costly errors, eliminates repetitive tasks, and bridges communication between architects, engineers, and municipal authorities. The platform also detects and resolves design conflicts—such as plumbing or structural clashes—before submission, cutting waste and speeding up municipal reviews.
Co-founders Maor Greenberg (CEO) and Ami Avrahami (Chief Product Officer) bring decades of experience in construction, real estate, and technology. Greenberg, also the founder of Greenberg Group, has nearly two decades of experience in real estate development and construction. Avrahami previously co-founded Reali and Veev, both well-known startups focused on modernizing real estate and construction. Together, they are building an AI system that merges industry expertise with scalable automation to help solve one of housing’s most entrenched challenges: time and cost inefficiency.
