SparrowHawk Acquires 20-Property Industrial Portfolio For Nearly $400 Million In Its Largest Deal Ever

SparrowHawk has acquired a 20-property industrial portfolio encompassing approximately 4.4 million square feet for just under $400 million, completing the largest transaction in the firm’s history and significantly expanding its presence across major Midwest logistics markets. The portfolio spans St. Louis, Cincinnati, Cleveland, Columbus, Dayton, and Louisville.

The properties are occupied by a diversified group of national and regional tenants operating across logistics, distribution, manufacturing, e-commerce, pharmaceuticals, and related industries.

EQT sold the Central Logistics Portfolio.

For Houston-based SparrowHawk, the acquisition establishes meaningful scale across several Midwest markets that connect regional industrial operations with large population centers throughout the U.S.

The company plans to use existing vacancies across the portfolio as an opportunity to capture future rental growth.

The transaction also represents another major step in a period of rapid expansion for SparrowHawk.

In late 2025, the industrial real estate investment and management company secured a $300 million growth capital commitment through a joint venture with Almanac Realty Investors.

SparrowHawk subsequently acquired approximately 1.13 million square feet of industrial properties in Kansas City and St. Louis.

Following the latest acquisition, the company’s industrial assets under management total more than $1 billion.

The portfolio transaction also highlights growing activity in large industrial real estate deals ranging from approximately $250 million to more than $750 million.

JLL said the market for these transactions remains liquid, supported by financing availability from insurance companies, banks, credit funds, and debt funds.

SparrowHawk itself received more than a dozen financing options for the acquisition, according to JLL.

The firm’s expanded profile following the Almanac capital commitment and its recent acquisition activity helped strengthen its financing options.

For industrial investors, large portfolio transactions can provide an opportunity to build scale across several markets in a single acquisition rather than assembling a similar footprint one property at a time.

SparrowHawk believes the newly acquired assets offer both immediate operating scale and longer-term opportunities to increase value through leasing and operational execution.

The firm focuses on industrial real estate in the Midwest and other strategic logistics markets, with a vertically integrated model spanning investment, development, and property operations.

SparrowHawk has now completed more than $1 billion in real estate transactions and raised hundreds of millions of dollars from institutional and private investors.
