T2 Capital Management has launched Base Living, a wholly owned technology-enabled property management company that will initially oversee more than 850 multifamily units and a one-million-square-foot industrial property.
The launch adds an internal operating platform to T2, a private equity real estate investment firm managing more than $1.6 billion in assets.
Base Living will initially manage three multifamily properties alongside the industrial asset and is expected to expand systematically across T2’s broader portfolio, including student housing.
T2 has appointed Tyler Yates as Director of Property Management to lead the new operation.
Yates is responsible for the operating and financial performance of T2’s properties, resident service and property-level returns.
He will manage 24 Base Living employees across Illinois, Indiana and Florida and will be supported by eight members of T2’s corporate team.
Yates previously served as Vice President of Central Operations and Asset Management at Kairos Living, where he oversaw more than 5,000 homes, more than 125 full-time employees and over 350 vendors.
Base Living will use Entrata as its core property management system for leasing, communications, payments, maintenance, accounting, renewals and reporting.
The company is also deploying AI tools across the resident lifecycle, including prospect engagement, tour scheduling, maintenance coordination and lease renewals.
T2 sees the internal management platform as a way to connect ownership decisions with real-time property operations and create greater accountability across its portfolio.
Base Living is headquartered alongside T2 in Wheaton, Illinois.
