Broe Real Estate Group (BREG), the real estate investment affiliate of The Broe Group, has acquired 525 Olive, a 204-unit luxury apartment building in San Diego’s Bankers Hill neighborhood. The transaction marks the Colorado-based investment group’s entry into the Southern California multifamily market as part of a broader billion-dollar residential real estate initiative.
The acquisition was completed through an all-cash transaction in approximately 60 days, with Walker & Dunlop’s Hunter Combs advising on the deal.
Completed in August 2022, 525 Olive is a 20-story residential property situated near Balboa Park and downtown San Diego.
The building received CoStar’s 2023 multifamily project of the year recognition and features luxury amenities, panoramic views, and proximity to cultural destinations and employment centers.
Located on an elevated site adjacent to the approximately 1,200-acre Balboa Park, the property offers views of the San Diego skyline and San Diego Bay.
Its amenities include a 20th-floor SkyClub rooftop area with a swimming pool, lounge, and outdoor recreational spaces.
The property is positioned in Bankers Hill, a neighborhood offering access to downtown San Diego, nearby universities, coastal recreational destinations, and employment centers throughout the broader metropolitan area.
For Broe Real Estate Group, the acquisition represents a geographic expansion of its multifamily investment strategy.
The firm has existing real estate and rail holdings in California, but 525 Olive is its first multifamily investment in Southern California.
Management identified San Diego as an attractive market based on its economic activity, employment base, quality of life, and long-term residential demand characteristics.
The acquisition also reflects BREG’s focus on properties combining established locations, high-quality construction, and amenities intended to support durable tenant demand.
The company expects the building’s relatively recent construction and desirable location to provide a foundation for long-term ownership and investment performance.
BREG acquires, develops, and manages commercial real estate assets, including office buildings, industrial properties, medical offices, and multifamily residential communities.
Its parent company, The Broe Group, was founded in 1972 by industrialist Pat Broe and manages approximately $7 billion in multifamily, commercial, industrial, and rail assets.
The broader investment organization also maintains holdings across infrastructure, energy, agriculture, water, healthcare, and technology in 37 North American states and provinces.
Through its real estate platform, The Broe Group focuses on acquiring assets and executing business plans intended to improve cash flow and produce stable long-term income.
The 525 Olive transaction expands its multifamily presence into one of California’s major coastal markets and supports its strategy of pursuing additional residential investment opportunities.
BREG plans to continue evaluating opportunities for geographic expansion while maintaining its emphasis on property quality, location, and long-term portfolio management.
