The LCP Group: $104.5 Million Construction Financing For Ritz-Carlton Savannah Development

The LCP Group, a private real estate investment manager focused on hospitality investments, announced it has originated $104.5 million in construction financing for the development of The Ritz-Carlton Savannah, a 168-key luxury hotel in Savannah’s Historic District.

LCP acted as originator and lead arranger on the transaction, partnering with senior lender Knighthead Funding and subordinate co-lender Siguler Guff & Company. The financing structure includes a combination of historic tax credit equity, bridge financing, senior debt, and subordinate debt to support the redevelopment project.

The hotel is being developed and owned by TMGOC Ventures, a real estate private equity and development firm, and will mark the first Ritz-Carlton property in Savannah. The project involves the adaptive reuse of the historic 15-story “Savannah Skyscraper,” originally built in 1911 as the Savannah Bank & Trust building, along with an adjacent structure.

Upon completion, the property will feature 168 guestrooms, four food and beverage outlets, a rooftop bar with a pool, a fitness center, a full-service spa, and approximately 2,100 square feet of meeting space. The hotel will be operated under The Ritz-Carlton brand, part of Marriott International’s luxury portfolio.

Savannah has seen continued growth in tourism and convention demand, supported by infrastructure investments such as the $276 million expansion of the Savannah Convention Center completed in 2025. The addition of a Ritz-Carlton property is expected to further position the city as a high-end travel destination.

The project is currently under development and is expected to open in the first quarter of 2028.
