Town Lane And Arcole Acquire Amavida At Lakes Park In Fort Myers In Largest Deal to Date

Town Lane, a New York-based real estate investment management firm, and Arcole, its senior housing operating platform, have acquired Amavida at Lakes Park, a 386-unit Class A full-continuum senior housing community in Fort Myers, Florida. The transaction was completed off-market. Life Care Services (LCS), one of the largest senior housing operators in the country, will continue as property manager following the acquisition. Financial terms were not disclosed.

Built in 2018, Amavida at Lakes Park sits on a 32-acre campus adjacent to Lakes Regional Park and within minutes of several major healthcare providers. The community offers independent living, assisted living, and memory care in a resort-style setting with multiple dining venues, a clubhouse, fitness and wellness facilities, pickleball and tennis courts, walking paths, and independent living cottages. Fort Myers sits within one of Florida’s fastest-growing senior population corridors, supporting the demand-side thesis underlying the acquisition.

The deal is the largest to date for the Town Lane and Arcole platform, which launched in 2025 and has assembled a portfolio of approximately 1,500 units and more than $500 million in gross asset value across Florida, Georgia, Illinois, and Texas. The platform has partnered with five senior housing operators across its acquisitions and targets recent-vintage, full-continuum communities in demographic growth markets. Arcole supports the portfolio with a proprietary data-driven asset management technology platform designed to improve underwriting precision and operational performance at the property level.

Town Lane was founded in 2024 following a $1.25 billion raise of institutional capital for its inaugural fund, with a mandate to invest thematically across commercial real estate sectors and target opportunistic returns through market dislocations and misunderstood opportunities.
