Venn Acquires Zuma For $50 Million To Expand AI Platform Across Nearly One Million Homes

Venn, a New York-based AI platform for real estate, has acquired Zuma, an Andreessen Horowitz-backed developer of AI agents for multifamily property operators, for $50 million. The acquisition expands Venn’s capabilities in leasing, renewals, and rent collection while supporting its broader strategy of developing an integrated AI platform for the real estate industry. Venn currently serves more than 270 property owners and operators and expects its platform to manage more than 1 million units by the end of 2026.

The transaction brings Zuma’s technology, engineering team, and expertise in multifamily marketing and leasing into Venn’s proprietary Company Brain platform, which connects real estate operators’ data, business processes, and AI agents.

Zuma was founded in 2021 and backed by Andreessen Horowitz, Y Combinator, and King River Capital. Its AI technology helps multifamily property operators capture prospective resident leads, schedule property tours, manage renewals, collect rent, and respond to resident inquiries.

The acquisition follows a period of growth for Venn, which reported that its contracted revenue has more than quadrupled over the past year.

The company serves real estate organizations including Bozzuto, Related, Kairoi Residential, and Grand City Properties, with customers operating across 30 U.S. states and five countries.

Venn’s business model differs from conventional enterprise software providers by offering its underlying software for free while charging customers for its proprietary intelligence infrastructure and the AI agents operating on that foundation.

Its Company Brain platform consolidates each customer’s data, operating procedures, business definitions, and institutional knowledge into a dedicated intelligence system.

AI agents can then use that information to complete tasks across multiple applications and departments while continuously incorporating additional operational knowledge.

Venn emphasizes that each customer retains ownership of its proprietary intelligence, rather than transferring that information to a third-party AI provider that could use it to develop products for competing property operators.

The acquisition of Zuma strengthens this architecture by incorporating AI agents specifically developed for multifamily leasing and resident engagement.

For property operators, leasing activities often involve coordinating information across customer relationship management platforms, property management systems, pricing applications, maintenance records, and resident communications.

Traditional software tools generally address individual components of this process, requiring employees to combine information manually when responding to prospective residents or making leasing decisions.

By integrating Zuma’s technology with Venn’s Company Brain, the combined platform can provide AI leasing agents with a more complete understanding of a property and its operating environment.

These agents can access information concerning prospective residents, property availability, pricing, maintenance history, resident sentiment, amenities, and operating policies.

The companies believe that this broader context will enable AI agents to handle more complicated leasing workflows while reducing the frequency with which employees must intervene.

Venn reports that its approach has reduced human escalations by nearly 60%, allowing property management teams to focus on situations requiring additional judgment or personalized attention.

The company’s existing deployments also demonstrate how its platform can expand beyond initial applications into more complex operational functions.

At Kairoi Residential, Venn initially deployed its resident experience hub. Over the following year, the customer expanded its use of the platform to include dozens of AI agents operating on the same Company Brain infrastructure.

One of these agents supports the company’s annual property budgeting process, which previously required four months and can now be completed in four weeks.

Venn intends to apply this model to additional business functions by enabling property operators to build increasingly sophisticated AI workflows on a shared information foundation.

As part of the acquisition, Zuma Co-Founder Kendrick Bradley has been appointed General Manager of Venn Leasing, while Co-Founder Shiv Gettu becomes Venn’s Chief Partnerships Officer.

Zuma’s engineers will join Venn’s core engineering organization, working on integrations across customers’ existing systems, data, and operational processes.

Beyond multifamily housing, Venn plans to expand its Company Brain infrastructure into office buildings, student housing, senior living communities, and shopping centers.

The company estimates that approximately 80% of the technology infrastructure developed for multifamily properties can be applied to these other real estate categories, potentially reducing the cost and complexity of expanding into additional markets.

Venn has raised more than $140 million in funding, including a previously announced $52 million Series B co-led by NOA and Group 11.

The Zuma acquisition adds specialized technology and personnel as Venn expands its customer base and develops additional AI applications for commercial and residential real estate operators.
