Vital Capital Partners has fully subscribed a $9.67 million private placement for HPA Exchange – Vital Medical Dallas TX DST, a Delaware statutory trust holding a pediatric healthcare property in Dallas.
Vital Capital sponsored the offering through a joint venture and distributed it through independent broker-dealer and registered investment advisor channels. It represents the firm’s third medical DST to become fully subscribed since Vital entered the private wealth channel in 2024.
The DST owns an 86,880-square-foot medical building occupied and operated by Nexus Dallas Children’s Hospital. The structure is intended to qualify as replacement property for accredited investors seeking to complete tax-deferred Section 1031 exchanges, subject to individual circumstances and applicable tax requirements.
The property is located at 9525 Greenville Avenue on approximately 3.64 acres. It was built to suit Nexus Dallas Children’s Hospital, a subsidiary of Nexus Health Systems, following an extensive tenant-space renovation in 2022.
Nexus Dallas Children’s Hospital provides care intended to bridge the transition between acute hospitals and home. Its services include cognitive therapy, occupational therapy, physical therapy, psychiatry and behavioral management, respiratory and pulmonary therapy, speech therapy, vocational therapy, wound care, and other specialized programs.
Vital Capital was launched in 2024 and focuses on healthcare real estate offered to investors through DSTs and fund structures. In July, the firm also fully subscribed a Temple, Texas DST that raised approximately $16 million in equity from accredited investors.
