Walker & Dunlop: $371.5 Million Financing Secured For The Nashville EDITION Hotel & Residences

Walker & Dunlop said it has arranged $371.5 million in financing to support the development of The Nashville EDITION Hotel & Residences, a luxury, mixed-use tower planned for the heart of Nashville’s Gulch neighborhood.

The project is positioned as a branded hospitality and residential development designed to fill what the parties described as an underserved segment of design-forward luxury lodging in a market that continues to draw both business and leisure demand.

The financing was arranged by Walker & Dunlop Capital Markets Institutional Advisory, working with the firm’s Hospitality Team, on behalf of Tidal Real Estate Partners. The capital stack was provided by Madison Realty Capital and KSL Capital Partners, with Walker & Dunlop highlighting a multi-person team across capital markets and hospitality advisory that sourced and executed the transaction.

Upon completion, the development will comprise a 28-story hotel-and-residential tower with 261 hotel rooms and 84 residences. The project is designed to operate with both shared and separate components, including separate hotel and residential lobbies and gyms, as well as amenities intended to serve both uses.

Planned features include chef-led restaurant and bar concepts, multiple floors of programmed amenities, a spa, a golf simulator, and 8,300 square feet of combined ballroom and pre-function space, as well as conference rooms. A rooftop pool and bar with cabanas and skyline views is also planned, leaning into Nashville’s growing demand for premium lifestyle experiences tied to walkable urban neighborhoods.

The developer and advisers emphasized the site’s location and demand drivers as central to the underwriting. The project is planned for 11th Avenue North and Grundy Street, placing it within walking distance of retail, restaurants, bars, and cultural attractions in the Gulch. Walker & Dunlop pointed to Nashville’s continued rise as a high-rise residential and luxury hospitality market, while also emphasizing the metro’s scale, citing an MSA of more than 2.1 million people and over 40,000 businesses as indicators of sustained economic momentum and demand for elevated living and lodging options.

For Tidal Real Estate Partners, the project represents another major bet on the Gulch. The company described The Nashville EDITION as its third development to break ground in the neighborhood, following the delivery of 1111 Church, and alongside an upcoming dual-branded project featuring The Marriott Vacation Club and Apartments by Marriott Bonvoy. Tidal said it sees a market gap for higher-end, culture-led, design-forward hotel concepts that more directly reflect local identity, and it framed the EDITION-branded project as a way to pair standout design and intentional programming with institutional-scale execution.

Walker & Dunlop also used the announcement to reinforce its broader positioning in commercial real estate capital markets. The firm said its Capital Markets team sourced more than $16 billion from non-agency capital providers in 2024 and positioned that track record as a differentiator in arranging large, bespoke financings across asset classes, including complex hospitality and mixed-use developments.
