Walker & Dunlop has arranged $117.3 million in refinancing for three Class A multifamily properties totaling 960 units across the Austin and Dallas-Fort Worth metropolitan areas.
Walker & Dunlop Capital Markets Institutional Advisory served as exclusive advisor to an institutional client, with Benefit Street Partners providing the financing.
The floating-rate, interest-only loans cover Austin Avenue in Georgetown, Aven Ridge in Leander, and Latitude Magnolia in Aubrey.
Together, the three properties contain approximately 922,623 rentable square feet.
Austin Avenue was completed in 2022 and includes 312 units across approximately 298,788 rentable square feet.
Aven Ridge was completed in 2021 and also contains 312 units, with approximately 299,835 rentable square feet.
Latitude Magnolia, located in the Dallas-Fort Worth area, has 336 units and approximately 324,000 rentable square feet.
The communities offer amenities including swimming pools, fitness centers, dog parks, business facilities, outdoor entertainment areas, and resident clubhouses.
Walker & Dunlop said the financing reflects improving multifamily fundamentals in the Texas markets as renter demand remains strong and the pace of new construction slows.
The company also highlighted significant population growth in the surrounding areas. Georgetown and Leander have grown approximately 58.5% and 53.8%, respectively, since 2020.
During the first half of 2026, Walker & Dunlop’s Capital Markets team sourced more than $13.9 billion from non-agency capital providers, including nearly $9.6 billion for multifamily properties.
Benefit Street Partners is a Franklin Templeton subsidiary focused on alternative credit and had approximately $97 billion in assets under management as of August 31, 2026.
