Walker & Dunlop has arranged $137.5 million in refinancing for 12 Halsey, a newly completed Class A mixed-use multifamily property in Brooklyn’s Bedford-Stuyvesant neighborhood.
Walker & Dunlop Capital Markets Institutional Advisory served as the exclusive adviser to property owners EJS Group and Hope Street Capital. AllianceBernstein provided the three-year, floating-rate financing.
The Walker & Dunlop team leading the transaction included Aaron Appel, Jonathan Schwartz, Keith Kurland, Adam Schwartz, Dustin Stolly, Sean Reimer, Michael Diaz, Michael Ianno and Cole Grims.
Completed in October 2025, 12 Halsey contains 240 residential units and approximately 2,400 square feet of ground-floor retail space.
Thirty percent of the apartments are designated as affordable under New York’s Affordable New York, or 421-a, program.
The property occupies a full cross-block site between Fulton Street and Halsey Street and provides immediate access to the A and C subway lines.
Its transit-oriented location offers connectivity throughout Brooklyn and into Manhattan.
Walker & Dunlop said newly constructed multifamily properties in New York City continue to generate strong lender interest, particularly when projects combine modern construction, affordable housing components and convenient access to public transportation.
EJS Group described the development as part of its broader strategy of creating mixed-use communities that expand housing availability while contributing to the surrounding neighborhood.
Walker & Dunlop’s Capital Markets team sourced more than $22 billion from non-agency capital providers in 2025, including nearly $16 billion for multifamily properties.
The company works with banks, debt funds, insurance companies and institutional investors to arrange financing for real estate developers, owners and operators.
