WhiteFiber To Acquire North Carolina Sites For $60 Million With Potential For 200 MW Of AI Data Center Capacity

WhiteFiber has agreed to acquire two industrial properties in North Carolina for $60 million as the AI infrastructure company works to create two additional data center campuses with the potential for approximately 200 MW of combined capacity.

The properties are located in Yadkin County and will be developed as NC-2 and NC-3.

WhiteFiber plans to retrofit the existing industrial properties into data center campuses rather than pursuing entirely new greenfield development.

The sites are approximately 55 miles from WhiteFiber’s existing NC-1 campus in Madison, North Carolina, allowing the company to leverage existing regional capabilities and relationships.

NC-2 and NC-3 are expected to initially provide at least 60 MW of combined gross utility capacity.

Early due diligence indicates the properties could eventually support approximately 200 MW.

WhiteFiber is targeting initial ready-for-service capacity during the third quarter of 2027, subject to completing the acquisitions and satisfying development requirements.

The company said it is already in advanced discussions with prospective customers.

WhiteFiber has also received non-binding letters of intent backed by investment-grade credit support.

Management believes the existing infrastructure at the properties can help shorten development timelines and improve capital efficiency compared with conventional greenfield construction.

The transaction is expected to close during the fourth quarter of 2026.

WhiteFiber provides specialized colocation, hosting and cloud infrastructure designed for generative AI and high-performance computing workloads.

KEY QUOTE:

“This agreement is an important next step in scaling WhiteFiber’s data center platform. NC-2 and NC-3 would expand our North Carolina footprint near NC-1, allowing us to build on the capabilities and relationships we have established in the region.”

“With strong prospective customer interest and initial capacity targeted for 2027, we believe these properties can become a meaningful next phase of our growth.”
