X-Caliber: $285 Million Financing Finalized To Advance Oasis At Lakeport Resort Development In Missouri

X-Caliber Capital Holdings has closed a major $285 million Rural PACE-X financing package to support the ground-up development of a $495 million resort and entertainment district in Osage Beach, Missouri, marking one of the most significant real estate financings in the state in recent years. The project, known as The Oasis at Lakeport, is poised to become a prominent Midwest destination, featuring a Marriott hotel with 402 rooms, a large indoor waterpark, a conference center, an amusement park, and a broad spectrum of entertainment amenities.

The financing includes $220 million in conventional senior-secured debt provided by X-Caliber Rural Capital’s affiliate, XRL-ALC LLC, and $65 million in Commercial Property Assessed Clean Energy financing from CastleGreen Finance. The transaction represents X-Caliber’s largest Rural PACE-X deal since the program’s 2024 launch. It stands as the most significant C-PACE financing ever completed in Missouri as well as CastleGreen Finance’s largest to date.

Rural PACE-X, an expanding financing structure aimed at high-impact projects in micro-rural communities, is designed to support large-scale developments that drive long-term economic and workforce growth. The Oasis at Lakeport is expected to generate over 1500 construction jobs, more than 500 full-time positions, and attract an estimated 600000 annual visitors. The project will also incorporate energy-efficient building improvements projected to reduce approximately $11 million in lifetime operating costs.

The financing was structured by X-Caliber Advisors on behalf of Tegethoff Development Company, which is leading the resort’s development. The firm collaborated with CastleGreen Finance and additional X-Caliber lending divisions to assemble a fully integrated capital solution optimized for short- and long-term project needs.

This large-scale investment is anticipated to significantly elevate the regional tourism landscape, bringing new attractions, hospitality offerings, economic opportunities, and cultural experiences to Osage Beach and surrounding communities. The amusement park and entertainment attractions are scheduled to debut in the spring of 2026, with the Marriott hotel and indoor waterpark slated to open in late 2027.
